Located amongst Mahindra & Mahindra Plant, Times of India Printing Press and The Sport Complex of India, Dhaneshwari SRA CHS is a housing project targeted for economically weaker sections of the society. The project has two components, one is the Slum Rehabilitation Component where slum dwellers are given free permanent Accommodation in lieu of their hutment, and the second is the sale component which is use to subsidize the free accommodation given to the slum dwellers. Located at Kandivali East- Mumbai, the project has 3 Wings which are connected to make one housing complex. The Rehab component has two Wings, one having 10 floors while other one having 23 floors. These Rehabilitation wings have natural beautiful view of The Sport Complex of India located right behind the site. The site is currently surrounded by slums on other three site, but a lot of rehabilitation projects are in pipeline which will soon change the land use. The Sale component is proposed as compact One and Two BHK apartments which are proposed keeping in mind the need of the populace in suburban areas.
Site Complexities and features of the Building.
The site has an odd L-shape, with the behind part of site becoming smaller in width. The terrain is also a rocky one as the Sport complex is 2 floors higher than the site of the project. The area of smaller width of the site is utilized by proposing a 10 Floors rehab Bldg. which houses 50 Rehabilitation units. At the ground floor of this wing, quarters for players and indoor gym is proposed which will solely be used by the Sport Authority of India personnel as the site is affected by Buildable reservation of Sport Complex. The other wing of Rehab component is a 23-floor wing which gets the best view of the green area the sport complex has to offer. A total number of 133 rehabilitation units are proposed in this wing of the Rehab Component, taking the total to 183 Rehabilitation units.
In the Sale component, a total number of 226 units of compacts 1 BHK and 2 BHK are proposed, with a greater number of single bedroom apartments. The idea to propose smaller flat size is the current way in which the society is leading in the suburbs of Mumbai. The families are inclined to buy smaller dwelling units, maybe 2 or more, rather than buying a single large dwelling unit keeping in mind that the family will became a nuclear one in near future. The terrace of the Bldg. is a zone to unwind and relax as it has Gymnasium, sit out spaces with Pergola and Designated Green areas.
The parking is proposed as 2 pits with Stilt parking system to be able to propose a 23 floors tower and at the same time fulfilling the minimum number of required parking spaces. A mandatory 15% of plot area has to be left open to sky as a Recreational ground. The Recreational ground has been proposed as a step garden on a part of site which has a rocky contour. In a glimpse, the project aims to give basic to moderate amenities for the weaker section of the society while also making the project an economic success.
